Good points - The location is good The room we stayed in was a decent size Bad points - The room we stayed in was located in the 6th floor. Quite often the lift didn’t work and after walking for hours round the city the last thing you want to do is climb 6 flights of stairs on a very hot day!! Would not recommend this place if you are disabled or struggle to walk as the lift is so temperamental!! The room we stayed in had a musty smell from the bathroom, like bad drains or something. We left the windows open most days to try and get rid of the smell. The fridge that was supplied in the room was dirty inside and looked like it hadn’t been cleaned in a while. It put us off using it to store food or drinks in. The small corridor where the rooms are based is quite noisy as all the rooms are very close to each other. Hard to sleep when you can hear constant doors banging, laughing and loud talking either first thing in the morning or at night. The check-in is rather odd as we never saw any reception staff. They communicate entirely through WhatsApp?? Also the cleaners would knock on our door most mornings and wake us up to take clean laundry or towels out of our room to clean the other guest rooms as they appeared to store these things in a cupboard in our room - rather annoying being woken up every morning! Also when we informed staff about the lift appearing to be broke a lot and they brushed it off like it wasn’t a big deal. Staff and management who work here do not take criticism well and do not appear to like when you point these issues out and get quite hostile. We spoke to another couple who were staying in the room next door to us and they also said staff were rude to them when they raised issues about their room having a bad smell. Management tend to take the stance that it’s the “guests fault” and proceed to say “well nobody else has complained about it”… errr, yes they did!!! Won’t stay here again.

It is the first time that I have ever been to Rome! I didn't want to stay in a big hotel so I chose Room Inn Vatican via web pages.. Our Hotel is at an amazing place. We went everywhere by walking. This is the 6th floor of an apartment next to Vatikan City. There 4 small rooms inside a flat but all so clean with a nice Rome view. Everything is enough here. And this is a fantastic historical city.

Our host Giovanni was superb and went out of her way to help us on so many levels. Location perfect for visit to St Peter's, The Vatican Museum and Sistine Chapel as only 5 min walk away to St Peter's. Very easy to avoid the queues if you get to St Peter's by 9am. Also, if you are a Mass goer and believer it is wonderful to cross through the Holy Door of Mercy and join in one of the masses being celebrated from 8am. Truly wonderful & uplifting experience to walk on such holy ground. Metro stop only short walk (500 meters) from accommodation. Good selection of coffee shops and local Italian eatery's close by and can also do some clothes shopping locally which is always an added bonus! Would have no hesitation in recommending a stay here. but just be aware there are no twin beds available (only double/king size)

We had five nights here as our base for a visit to Rome. Best feature is it's less than 10 minutes walk to the Basilica, and even less to the start of the Viator/Expedia tour start point. There are literally dozens of restaurants, gelateria, coffee shops and supermarkets all within 5 minutes walk. You'll get three keys: big outside Street door, door into the small reception area for the four rooms in the Inn, and a key to your room. Room was new decor, kettle, tv, Mini fridge, bidet, hot shower, ac. Bed linen was new, bed great. You should contact the owners (email or phone or sms) to arrange a time to check in, as they do not live on-site. We were welcomed by Giovanna to leave our luggage at 10am, then return at 14:00 to check in formally. Located on 6th floor, with a two-person lift or marble stairs. 300m to Ottaviano metro.

L'unico fattore positivo che giustifica un prezzo così alto per questo B&B situato in un antico palazzo romano è la posizione. A pochi passi da San Pietro e dai Musei Vaticani e con una comoda fermata Metro a pochi minuti. Poi però c'è molto da ridire sulla gestione. Cominciando dalla camera con un bagno angusto e un box doccia solo per gente smilza, passando per la mancanza di un rotolo di carta igienica in più di cortesia e senza una vera reception (ricavata nel corridoio) e finendo con la mancanza di una sala per la colazione che si dovrebbe fare presso una vicina gelateria dove, con un voucher per notte, ti tocca esclusivamente un cornetto e un cappuccino e se vuoi qualcosa in più (tipo un espresso) devi pagarlo. Io ho frequentato diversi B&B in Italia, ma è la prima volta che ne trovo uno senza una servizio interno per la colazione.
